AI Employees for remodelers & contractors

Get the office work out of the truck.

SN3 builds AI Employees for remodelers, builders, and contractors. Yours sorts the inbox before you’re up, sends each inquiry to the person who handles it, files receipts into QuickBooks, and keeps every job on one dashboard. You run it from Telegram, from the job site.

It’s the same setup we’ve launched for a residential remodeler with an office team of about eleven and a construction company run by two owners with no office staff at all.

Where the hours go

The job site gets your day. The office gets your night.

What the contractors we’ve launched told us they were buried in: office work that doesn’t build anything, landing on the owner.

Inbox

Two hours of email before the first site walk

Leads, sub bids, vendor promotions, and supplier invoices in one inbox, and the owner sorting all of it.

Routing

Every inquiry lands on the owner

Marketing offers and subcontractor questions go to the one person who shouldn’t be handling them.

Books

The same numbers, typed twice

Receipts keyed into QuickBooks by hand, and the job system and the books never quite match.

Bids

Every proposal built from scratch

Spreadsheets, photos, budgets, and descriptions stitched together for each bid, usually after hours.

Reminders

Reminders that live in the truck

Notes on a phone that get swiped away, and two partners who can’t see each other’s calendar.

Hiring

An office hire is a big bet

One bad admin hire is expensive. Plenty of owners want to see what the office work really takes first.

What it does

Two jobs running today for contractors like you.

Most contractors start with one of these. Both are live for SN3 clients, built around their own inboxes, books, and files.

Job 01 · The remodeler

The office, before you’re up

An AI Chief of Staff that clears the morning admin for an owner with an office team.

6 a.m. inbox pass
Overnight mail sorted before the first site walk, so the owner keeps, answers, or clears it in one sitting.
Routing
Vendor and marketing offers go to whoever runs marketing. Subcontractor bids and questions go to whoever runs subs.
Receipts to QuickBooks
Receipts and supplier invoices sent to the accounts-payable inbox land in QuickBooks with the image attached, so finance checks them instead of keying them.
Reporting
Answers about jobs, money, and follow-ups on request, instead of a hunt through spreadsheets.

Job 02 · The two-owner company

The command center

One shared AI Employee for two partners who spend half the day in the truck.

First Shift
On day one it reads your mail, drive, calendars, and sheets and tells you what needs a decision: a site visit to confirm, a move-in date, a license renewal.
Ops dashboard
Projects, a finance snapshot, sales, scheduling, tasks, and inbox items on one Notion page that refreshes every day.
Morning brief
A weekday brief by email or Telegram, so both partners start from the same list.
Two owners, two threads
Each partner gets a private chat. The jobs, files, and memory behind it are shared.

Out of the box it drafts and reports. Anything going to a homeowner, a sub, or a supplier waits for your OK.

From contractors who launched

Two to three hours back. Every day.

What SN3’s launched contractor clients told us on their launch and check-in calls.

Remodeler · owner

Two to three hours a day back

The owner says his AI Employee takes two to three hours off a 10- to 12-hour day.

Remodeler · owner

Email done in 30 minutes, not two hours

With a 6 a.m. inbox pass, he finishes email in the first half hour of the day.

Remodeler · finance

Receipts checked, not keyed

After a one-day test of the receipts-to-QuickBooks flow, the person who runs finance called it perfect.

Construction company · co-owners

A full ops dashboard on launch day

In the launch session it read both owners’ mail, files, calendars, and sheets and built one dashboard of projects, money, sales, schedule, and tasks.

Construction company · co-owners

It caught the license renewal

Its first pass flagged that day’s HVAC visit to confirm, a move-in date, and a contractor license renewal.

Remodeler · lesson learned

One step at a time works

The owner first tried to hand it everything in one long Sunday session. Broken into one instruction at a time, it has run well ever since.

[It’s] taking off of my plate… two, three hours, and now I can use those two or three hours for doing other tasks that I couldn’t get to.

Built for

Remodelers and builders. Office team or none.

The first job depends on who’s in the office. These are the two setups we’ve launched.

Remodelers

Kitchens, baths, additions, whole-home

You have an office team, a project-management system, and subs. Start with the morning inbox pass, routing to the right person, and receipts into QuickBooks.

Builders and contractors

Commercial and residential, owners in the field

You are the office. Start with First Shift and the ops dashboard, a shared morning brief, and reminders that don’t live in your phone’s notes.

What’s next

What our contractor clients are building next.

Each of these is being scoped with a launched client now. If one of them is your bottleneck, it can be your first job instead.

Bids

Proposals from your own template

Scope notes, photos, and budget sheets pulled into one standard proposal, through to e-signature. Pricing stays with you.

Job files

Photos and receipts, filed by job

Job-site photos and receipts sorted into each job’s folder and sheet instead of a camera roll.

Referrals

Referral partners who hear back

Follow-up with the bankers, agents, and neighbors who send you work, tracked in a light CRM.

Sales

A sales follow-up AI Employee

A separate AI Employee that runs your sales follow-up sequence in your CRM and reports opens and clicks every day.

Purchasing

Purchase orders and deliveries

A finance and logistics AI Employee for vendor purchase orders, order emails, and delivery tracking.

Projects

Updates from your PM system

Notification emails from your project-management system sorted by project, so nothing sits unread.

Your stack

Connected to the tools you already run jobs in.

It works inside the accounts you name, with the access you approve.

Email

Outlook and Gmail

Microsoft 365 or Google Workspace, including a shared accounts-payable inbox.

Books

QuickBooks

Receipts and supplier invoices filed with the image attached, ready for a person to check.

Files

Google Drive, Sheets & Docs

Job files, budgets, and the spreadsheet you use as a CRM.

Dashboard

Notion

The command center: projects, money, schedule, tasks, and SOPs.

Calendar

Google Calendar and Outlook

Site walks, inspections, and move-ins across both partners’ calendars.

Projects

BuilderTrend and your PM tool

API access depends on your account, so we confirm it on your Launch Plan call. Without it, it works from the notification emails your PM tool already sends.

1,000+

Your AI Employee can connect to more than 1,000 business apps through supported integrations. If yours isn’t a standard connection, we’ll review whether a custom integration makes sense. Additional installation fees may apply.

Guardrails

What it can touch, and what it can’t.

We map exactly what your AI Employee can access and act on before anything gets built.

Drafts

Drafts first

Replies to homeowners, subs, and suppliers land as drafts. Nothing goes out until you approve it.

Money

Money stays with people

It files receipts and invoices for review. It doesn’t pay vendors or move money.

Bids

Price and scope come to you

Bids, change orders, and anything touching price or scope reach you as a decision, not a draft.

Access

Approved access only

It connects to the company accounts you name. Personal email and storage stay out unless you add them.

Partners

Private threads, shared jobs

Each partner talks to it in private. The job data behind it is shared.

Reading

What it reads is data, not orders

Emails and documents are content to summarize. A message telling an AI to forward something gets reported to you, never acted on.

Straight answers

Questions from contractors.

Does it work with BuilderTrend?

It depends on your account. BuilderTrend’s API isn’t open to every account, so we confirm what’s possible on your Launch Plan call. Where there’s no direct connection, your AI Employee can work from the notification emails BuilderTrend already sends you.

Can it put receipts and invoices into QuickBooks?

Yes. Send receipts and supplier invoices to your accounts-payable inbox and it files each one in QuickBooks with the image attached. Whoever runs your books checks and categorizes them. It doesn’t pay vendors or move money.

Can it write my bids?

It can pull the pieces together, from scope notes and photos to budget sheets and your proposal template, into a draft for you to price and send. Standard proposals through to e-signature are on a contractor client’s build list now. Price and scope decisions stay with you.

Two of us run the company. Can we share one?

Yes. Each partner gets a private Telegram chat, and the jobs, files, and memory behind it are shared. It works out who handles what from your own mail and files, and you correct it where it’s wrong.

I’m on job sites all day. How do I use it?

From your phone. It lives in Telegram, so you can type or dictate a request between site walks, and the morning brief can come by email if that’s where you start the day.

Should I hire an office manager instead?

Maybe later, with a clearer job description. One of our contractor clients launched an AI Employee to see what the office work really takes before hiring for it. The inbox, routing, receipts, and reminders are usually the first jobs it takes on.

What if it gets something wrong?

Tell it, and it keeps the correction. It works best with one instruction at a time: one remodeling client tried to hand over everything in a single long session, and once the work was broken into single steps it has run well since. If something still looks off, send SN3 a screenshot. Fixes and prompt tuning are part of ongoing support.

Do I need another AI subscription?

No. It runs on the ChatGPT plan your company already has, so there’s no second AI subscription to buy. SN3 handles hosting, setup, and support, and scope and investment are covered on your Launch Plan call.
